At Palladium Property Management we’ve been assisting these community members in need for 15 years. We know it takes more than just shelter for affordable housing residents to feel at home – it takes communication, accommodation and education, too. We do more than simply help residents get by; we help them thrive.
Today, we manage over 150 affordable units through Section 8 (HUD) and the Veterans Administration providing a safe and stable living environment for veterans, seniors and low-income families. We also work with MSHDA Programs, The Lighthouse and other and local state programs. Because so many lives depend on us, we hold ourselves to a high standard of accountability and quality control.
Section 8 housing is a program that offers rental assistance for millions of low-income households in the US. The aim of this housing assistance program is to make sanitary, safe, and decent housing available to those that cannot afford to pay market prices. The program also offers property managers, along with their property management clients, incentives to work with local housing authorities.
Usually, in these programs the landlord receives financial assistance, which might be in the form of a grant, low-interest loan, or tax credits, in return for agreeing to rent at least part of the property to tenants earning below a certain income level. In order to keep receiving the assistance the landlord must comply with a complicated set of rules.
Section 8 is part of the HUD’s Housing Voucher program. A housing voucher program can be either tenant-based or project-based. A tenant-based voucher makes it possible for tenants to select any privately rented home, as long as the rental property owners are involved in the section 8 housing program. On the other hand, project-based vouchers are applicable to specific rental communities that work in conjunction with public housing authorities (PHAs). The advantage of section 8 property management is that property managers have numerous pre-screened applicants to choose from and can still charge full market rates.
